Rising Damp: The Hidden Moisture Problem That Damages Buildings
Dampness appearing near the bottom of a wall is not always caused by rainwater or leaking pipes. In some buildings, moisture travels upward from the ground through porous masonry materials.
This phenomenon is called rising damp.
If left untreated, rising damp can damage plaster, paint and decorative finishes while creating persistent moisture problems inside the building.
How Does Rising Damp Occur?
Bricks, mortar and other porous building materials contain tiny interconnected pores. When moisture from the ground enters these pores, capillary action can draw water upward through the wall.
A properly designed damp proof course (DPC) helps interrupt this moisture movement.
However, rising damp may occur when the DPC is absent, damaged or bridged by surrounding materials.
Signs of Rising Damp
Rising damp commonly affects the lower portions of walls. Warning signs include damp patches near floor level, peeling plaster, salt deposits, discoloured paint and persistent moisture.
These symptoms can also result from other causes, so a proper diagnosis is important.
What Causes Rising Damp?
Several construction and maintenance conditions can contribute:
Missing or ineffective damp proof courses
High surrounding ground levels
Moisture-retaining soil adjacent to walls
Defective drainage
DPC bridging caused by plaster or external paving
Humidity and condensation can produce similar symptoms but require different treatments.
How Is Rising Damp Treated?
Treatment starts with identifying the moisture source and checking the condition of the existing damp proof course.
Depending on the wall construction and site conditions, solutions may include chemical DPC injection, physical damp proof barriers, drainage improvements and replacement of salt-contaminated plaster.
Specialist waterproofing and repair mortars may also be used as part of the restoration process.
A surface waterproof coating alone should not be treated as a substitute for correcting the underlying moisture pathway.
